Only guests have access to the whole property and its amenities. Only 6 people on site at any one time including the amenities/spa area.

Please shower before using spa facilities and follow posted guidelines.

Quiet hours apply after 10pm out of respect for neighbours.

Driveway fits 2–3 cars (depending on size), with free street parking available.

Towels provided for bathrooms, please bring your own for spa/garden use if preferred.

This is a self check-in property with a smart lock for easy access.

The hot tub, sauna and cold plunge are professionally cleaned and maintained to meet health & safety standards. As part of our water care regime, routine checks and treatments may occasionally be required during your stay. If this falls on one of your nights, our staff may need brief access to the spa area. You’ll be notified in advance via the Airbnb app if and when this is scheduled.

On any scheduled stays of more than 28 days - we may arrange a property visit to ensure the property is being used for the correct purpose. We will inform you of the visit ahead of time and at a time that suits you.

The area is mostly residential with green spaces, detached and semi-detached homes, and a calm, relaxed feel. Right opposite the property you’ll find a lovely two-acre green area, safe, secluded and perfect for a morning walk, while still being close to shops and major amenities.

Local cafés, supermarkets and everyday essentials are just a short drive or cycle away. Parkstone train station is about a mile from the house, offering easy access to Bournemouth, Poole and direct trains to London.
