📷 Security and registered guests: For everyone's safety, an external security camera monitors the entrance to the property (outside only, never inside). All guests must be added to the booking before arrival, and only registered guests may stay at or visit the property. If you would like to add a guest, just message us before check in and we will adjust the booking. Unregistered visitors and any gatherings or parties are strictly not permitted, and bookings found in breach may be cancelled in line with Airbnb policy.

🚗 Parking: The driveway fits 2 to 3 cars depending on size, and free street parking is available right outside.
🧖 Spa essentials, provided: Bathroom towels are supplied as standard, plus a dedicated spa towel and up to two plush bathrobes per stay. Just bring your own sliders or sandals for the spa area, both for hygiene and to protect your feet.

💧 Spa care: Please take a quick shower before using the spa facilities and follow the posted guidelines. It keeps the water pristine for everyone. The hot tub, sauna and cold plunge are professionally cleaned and maintained to health and safety standards. As part of our water care regime, a brief routine treatment may occasionally fall during your stay. If so, our team will need short access to the spa area and you will be notified in advance via the Airbnb app.

🔇 Quiet hours and noise monitoring: Quiet hours apply after 10pm out of respect for our neighbours. Please note the property is fitted with a Minut device that measures decibel levels only (no cameras, no audio recording). Noise must stay below 75 dB in line with local Environmental Health noise requirements.

🗓️ Longer stays: For bookings of more than 28 nights, we arrange a short property visit to keep everything running smoothly, always agreed in advance at a time that suits you.
