Step into Hoe Park House through the elegant main door into a bright, spacious double-reception room with high Regency ceilings, a bay window, reclaimed wooden floors, and original Victorian pocket doors. Furnished with three cosy sofas, dimmable LED lights, a Smart TV, Bose Bluetooth soundbar, and games/books, it’s perfect for relaxing or socialising. The smaller sitting room can serve as a children’s den, home office, or an extra bedroom with a double sofa-bed (see: Other Things to Note ↓).

➤ Kitchen, Dining Room & Patio
The open-plan kitchen-diner is the heart of the home and a favourite gathering spot. It features original Victorian flooring, quartz surfaces, glass splash-backs, and AEG appliances—including two fridge-freezers, induction hob, and double ovens. Street-access makes unloading easy, and the kitchen opens onto a furnished patio with coloured lighting, plants, herbs, and outdoor power sockets—perfect for coffee, cocktails, or al fresco dining. Dimmable lighting, a Smart TV, and a Bluetooth soundbar complete this lively space, so you can connect your device and enjoy your favourite playlists as you cook, chat, unwind — or dance!

Off the kitchen, the utility room has an AEG washing machine, tumble dryer, laundry supplies, basin, ironing facilities, and cleaning products. A nearby cloakroom includes a WC and basin.

Four spacious double bedrooms—two super kings, one king, and one twin—feature soft carpets, wardrobes, desks, and bedside tables. Premium Eve hybrid mattresses, cotton linens, and blackout blinds ensure a restful night’s sleep. Front rooms overlook Hoe Park and the historic Citadel entrance; others enjoy views of Barbican rooftops, Sutton Marina, and Dartmoor.

➤ Sofa-Bed – 5th Bedroom
For groups over 8, the second sitting room converts into a fifth bedroom with a double sofa-bed, separated by Victorian sliding doors for privacy. The desk doubles as a dressing table. This room is near the ground-floor bathroom.

Guest access
Guests have full and exclusive use of the entire house during their stay, including the fully private courtyard and the utility room with laundry facilities.
A dedicated parking space is provided, located a two-minute walk from the house. The property is arranged over four levels; detailed floor plans can be found in the photo gallery.
Access is via a secure key-safe at the entrance, allowing flexible self check-in. No areas are shared with other guests or residents.
For housekeeping purposes, a few small storage cupboards remain locked, but all other rooms and facilities are fully available for your use.

➤ Guests With Stair Concerns
Hoe Park House is a classic Victorian home spread across four levels. While charming, this layout may be challenging for guests with reduced mobility.
However, the second sitting room on the ground floor easily transforms into a private bedroom with a cosy double sofa bed (see ‘Sofa Bed – 5th Bedroom’ ↑). It is just steps from the main family bathroom and separated by original sliding doors. The only stairs such guests would need to navigate are:

• The staircase leading down to the kitchen-diner

➤ Toiletries
We do not provide shampoo, conditioner, or shower gel. Based on guest feedback and our own travel preferences, we’ve found most visitors prefer bringing their own personal care products. This also supports our eco-conscious approach by reducing plastic waste, minimising environmental impact, and avoiding unnecessary “one-size-fits-all” items. Hand-wash soap dispensers are provided throughout the house for your convenience.

A beautiful home is nothing without a location to match and Hoe Park House is right in the heart of old Plymouth, which is steeped in maritime history. The Hoe, the Barbican, the sea, the shops, the bars and restaurants, all are within a very short walk.

Cobbled lanes lead to the historic Barbican district, once the centre of Plymouth’s maritime and fishing industries, and now a lively maze of restaurants, cafés, traditional pubs and cocktail bars. With its harbour, marina, the National Marine Aquarium, art galleries and a selection of eclectic shops it’s a popular setting for both locals and visitors alike. And its popularity hasn’t diminished its historic character: it has the largest concentration of cobbled streets in Britain, the Mayflower Steps where the pilgrims embarked in 1620, and around 100 listed buildings, including the Plymouth Gin distillery and the fascinating Elizabethan House Museum and Elizabethan Gardens.

Walk among the yachts of Sutton Harbour Marina, book fishing trips and jet skis, or pick up a boat trip around Plymouth Sound, journey along the River Tamar, flanked by the stunning Devon and Cornish coastlines, take in the Naval Dockyards, or continue further up river to Cotehele, Calstock or the River Yealm. Catch the ferry from the marina and spend the day at historic Mount Edgcumbe, the Royal William Yard or explore the quaint villages Kingsand and Cawsand. When the weather is right, why not go for a swim in the beautiful Art Deco Tinside Lido, just a five-minute walk away, or take an open water swim in Plymouth Sound?

Plymouth is the retail hub for the far South West and home to two Universities. The city centre - just a few minutes walk from Hoe Park House - is lively, busy, and has a wide selection of shops, bars and cafes, as well as the new Box museum and gallery, and the Theatre Royal. With two stages, it is the largest regional producing theatre in the UK, with many mainstream touring companies and west end shows performing here. Theatre lovers can also visit Barbican Theatre, which supports Plymouth’s own creative voices and is just a 4 minute walk from Hoe Park House.

Surrounding Areas
Hoe Park House is a perfect base from which to visit the the many surrounding quaint towns, pretty villages, spectacular sandy beaches plus the numerous National Trust houses and gardens in Devon and Cornwall. Walkers and hikers will love the scenery of the South West Coast Path - particularly Cornwall’s Rame Head peninsula - and Bodmin Moor. Enjoy a day out at the Eden Project, Tintagel Castle and Dartmoor National Park with its ponies and tors, full of history and heritage, rare birds and butterflies, Neolithic monuments and ancient woodland.
