1. Guest Identification & Verification
For legal, security, and insurance compliance, all guests must provide a clear, up-to-date profile photograph and verified government-issued identification via their Airbnb profile in advance of arrival. Access will not be granted without this verification.
2. Age Restriction
The property is strictly for adult guests. It is not suitable for infants, children, or minors under the age of 18. Bookings not compliant with this requirement will be declined or cancelled.
3. Occupancy Limit
The property accommodates a maximum of two (2) registered adult guests. This limit is absolute. No additional or unregistered guests are permitted on the premises at any time.
4. Visitor Policy
No visitors are permitted, either during the day or overnight. The residence is exclusively reserved for the use of registered guests only.
5. Pets
No pets are permitted on the property under any circumstances.
6. Smoking, Vaping & Open Flames
Smoking and vaping are strictly prohibited both inside the property and anywhere on the grounds, including the garden. Barbecues, fire pits, or any open flames are not allowed.
7. Electric Vehicles & Personal Transport Devices
• Electric scooters, bikes, or any battery-powered transport devices are not permitted on the property.
• Charging of electric vehicles is expressly prohibited.
8. Check-In Policy
Check-in is strictly between 4:00 PM and 8:00 PM. Arrival outside of these hours is not permitted unless arranged and confirmed in writing in advance.
9. Check-Out Policy
Check-out must be completed no later than 10:00 AM on the day of departure. Late check-out is not permitted unless expressly agreed in advance and may incur additional charges.
10. We do not accept third party bookings. Reservations must be made by, and for, the registered guest(s), we require the name of each guest staying at the property at the time of booking. Bookings are non-transferable and may not be reassigned to another individual.
11. The property has a strict no refund cancellation policy. We strongly recommend considering comprehensive travel insurance.
12. To ensure the best possible experience for all parties, the property has a strict booking policy. We are only able to consider reservation requests from experienced Airbnb guests who have received at least three or more recent five-star reviews.
13. Breach of Terms
Any violation of these terms, particularly concerning identification, occupancy, age requirements, visitor policy, or check-in/check-out procedures, will result in immediate termination of the stay without refund and will be reported to Airbnb. Additional charges may apply for any resulting damages or rule violations.

House Keeping
Guests are requested to remove their bedding when leaving and place it in the bathroom with towels and kitchen linen.
Guests MUST NOT pour any food, waste, fats or oils down the sinks in the property, due to the septic tank.
Guests MUST REMOVE all glass and take it to the local recycling point, the nearest is Dunvegan.
Guests MUST bag and bin all rubbish in the green bin located at the bin store by the entrance gate.
Guests MUST place items such as, paper, cardboard, clean tins, some plastic in the blue bin, located at the bin store by the entrance gate.
Guests MUST NOT leave any food, toiletries or books, magazines when leaving.
Failure to adhere to the above will result in a waste surcharge of £75.00 being deducted from the house keeping/security deposit.
