Pear Tree House is an eighteenth century cottage in the centre one of the prettiest villages in North Yorkshire, Sutton-on-the-Forest, (8 miles north of York) in beautiful Hambleton. It not only offers period charm, but because it also features a glass-roofed extension containing a large open-plan kitchen and sitting room, it's also stylish, well-equipped, attractively decorated and furnished to a high standard. Perfect for a week's holiday, short break or short let, (minimum stay - 5 nights)

Neighbourhood highlights

Sutton-on-the-Forest is one of the prettiest villages in North Yorkshire. Dominated by Georgian brick cottages which sit back from the broad main street behind wide tree-lined verges.

Across the road is Miss Daisy's Tea Rooms serving a delicious range of homemade cakes and scones and hot and cold beverages. The village pub, The 'Rose and Crown' reopened in November 2024 and has been refurbished, it's just a two minute stroll away down Main Street.

The village has a superb family-run Italian restaurant, 'Paradiso on the Forest' which as an absolute must. Ben and Rosie recommend the 'Bay Tree' in neighbouring Stillington which is a little over 2 miles away and the Durham Ox at Crayke which is just under 5 miles.

The No. 40 bus to York stops right outside the gates on Main Street and takes 20 minutes. Historic York is 8 miles away. The pretty Georgian market town of Easingwold is 6 miles away. The popular, picturesque town of Helmsley and the North Yorkshire Moors is 16 miles away.

Ben was born in Yorkshire in the East Riding market town of Beverley. He went to school in Yorkshire, (at Bramcote in Scarborough and Ampleforth College near York). After graduating with an Hons degree in 1990, Ben spent 15 years in London working in the design industry. He returned in 2005 to run a design company. He is a proud Yorkshireman, (right up there with Alan Bennett, David Hockney and Geoffrey Boycott you might say). “We may have failed to bring Richard III back to the County, but there's still time to persuade you to come, if only for a short visit. It's a lovely part of the world and I feel certain you wont regret it”, he says. Rosie was born in Sri Lanka and moved to the UK in 2005. She works in the care sector and specialises in looking after patients who are suffering with dementia. Ben and Rosie met in 2017 and married in 2021. They enjoy working together as a team. Ben and Rosie continually strive to improve Pear Tree House and Fox Cottage and make them the best that they can be for the many visitors who stay there. They look forward to welcoming you too!
