A tranquil space with garden access in a stunning 'contemporary vintage' seaside home high on the hill above Hastings Old Town.

The house is in a wonderfully secluded location close to the spectacular open space of the West Hill, with its panoramic sea views and easy access to the seafront and both sides of town.

It is welcoming guests for the first time in 2026 and offers the perfect retreat for a comfortable relaxing stay within easy reach of everything the area has to offer.

The space
The Lodge is a detached house with a gated driveway, set back on a quiet side street. It has an interesting history and is one of a small number of early homes built on the West Hill.

One of the things that makes it so special is that the original house is a simple late Georgian villa which has been sensitively extended to create a wonderfully light and open living space.

The horizontal floor-plan means that the guest suite, while not self-contained, sits very much apart from the side of the house used by the host, who also sleeps on a separate floor.

Guest access
Guests have a private bedroom and adjacent bathroom on the ground floor, together with exclusive use of a spacious reception room.

You also have shared use of a beautiful garden with a large terrace and outside seating area easily accessible via french doors from both rooms.

The bedroom has a second large futon style sofa-bed which can be made up to accommodate a third person if required.

One small dog is welcome to stay, provided they are house-trained and well behaved.

The guest bedroom has a mini-fridge and tea/coffee making facilities together with breakfast cereals and cow or oat milk.

Guest access to the kitchen and dining room can be discussed during longer stays and a TV and smart speaker is available for use in the reception room.

The front door and entrance lobby is shared with the host, who will occasionally also pass through it to get to the upstairs rooms (see floor-plan).

I live at the other end of the house and work from home so will be on hand as much or as little as you need to help you get the best out of your visit.

In case of allergies, it's worth being aware that my beautiful maine coon cat Indigo is likely to prowl the communal areas, although she is never allowed into the guest bedroom.

During your stay
I live and work quietly at the other end of the house and will completely respect your privacy but be easily on hand as needed and contactable by mobile at any point during your stay.

Other things to note
There's a useful convenience store just round the corner along with a local pub and an excellent café kiosk five minutes away on the panoramic West Hill, overlooking the sea.

There's an eclectic array of shops and restaurants in Hastings Old Town and all the practical things you might need in the New Town, each just a scenic ten minute wander down the hill.

There are various interesting routes down to town but it's worth bearing in mind that the walk does involve steps in places and the hill is quite steep so perhaps not ideal for the infirm or faint hearted..

Just a short stroll along the seafront brings you to the vibrant neighbourhood of St Leonards-on-Sea, known for its culinary hotspots, creative energy and bohemian atmosphere.

If you're arriving by car, there's plenty of parking on the driveway or, if coming by train, the house is a short taxi ride from the main Hastings Station or Ore Station is just a ten minute walk away.
