122 is a quirky town house in a great location, perfect for exploring this ancient city and surrounds. The property has been tastefully designed and has a modern eclectic feel whilst retaining some of its attractive Victorian features. There is a light airy open plan living space and a luxury feel throughout. Unique spaces include the peaceful second 'Sky room' bedroom on the top floor and the cosy basement 'Snug'. Based in vibrant Fulflood. Parking available.
The space
"Like an apartment over 4 floors" you will have access to the entire house during your stay.
Lower Ground Floor:
'Snug' with Smart TV for your subscription channels, books, toys and games.
Outside:
2 steps to main entrance to house [please note there are a lot of stairs at this property which is mostly open plan which may not be suitable for some guests].
Patio front garden with coffee table. Guests may be invited to water the plants if it is very hot weather or they are there for longer than a weekend stay (to avoid us attending whilst in residence).

Open plan living space with wooden floor comprising
Living area with 40" Smart TV for your subscription channels. Fold out desk if needed.
Kitchen and dining area with electric oven, electric hob, microwave, fridge/freezer, small dishwasher and washer/dryer machine.
Cloakroom with storage for coats and boots leading to separate cloakroom toilet.
First Floor:
Master bedroom with super king size bed / 2 x 2ft 6in twin beds (on request).
Small bedroom with single bed and pull out trundle optional (for extra child).
Family bathroom with shower over bath, toilet, heated towel rail and tiled floor.
Second Floor:
Bedroom 3 (Sky room) with double bed, armchair, built in wardrobe, en-suite with shower cubicle and toilet.
Parking:
Small private parking space accessed via car via Conifer Close (then across car park at back of property). On road e-permit parking available.
Guest access
Entire house.
Please note we will send you the access code JUST PRIOR to your 4pm check in. We cannot provide this information earlier as we regularly change the code for security and unfortunately, previous guests have arrived when other guests or our cleaning team are still present.
Other things to note
PRIOR TO BOOKING PLEASE NOTE our check-in and check-out times. These are stipulated because, especially during busy times, we have guests staying very regularly and need time to clean and changeover.
Guests arriving when the property is still being cleaned or when other guests are still is residence will not be tolerated.
