Bedrooms and Layout
The Elms comfortably sleeps 12 guests across five individually styled bedrooms, offering a flexible layout that works beautifully for extended families, multi-generational stays and groups of friends.
Sycamore & Douglas (Bedrooms 1 & 2)
Both master bedrooms feature private en-suite
walk-in showers, zip-and-link beds that can be arranged as twin beds or super king, traditional decorative fireplaces and countryside views.
With generous wardrobe space and elegant period details, these rooms provide a comfortable and relaxing space for guests.
Cedar (Bedroom 3)
A flexible family-friendly room featuring a bunk bed alongside a zip-and-link bed, making it ideal for children, teenagers or families travelling together. Guests can enjoy the large tv with firestick, allowing you to sign into your own streaming accounts during your stay.
Rowan (Bedroom 4)
A cosy double bedroom with charming traditional touches and wardrobe space for guests' essentials.
Elder (Bedroom 5 - Ground Floor)
A unique, quirky, cosy double with its own walk-in shower and sink area. Whilst it cannot accommodate wheelchair users. This ground floor room provides a welcome alternative for those who may prefer to avoid lots of stairs.
* Please be aware that Elder has electrics suitable for a bathroom. Has limited electrical facilities, with USB charging and pull-cord lighting.
Towels are provided for all guests.
Two travel cots are also available for little ones under two years old, in addition to the 12 guest beds.

The spacious family bathroom sits conveniently between bedrooms 3 and 4 and offers flexibility for larger groups, with both separate bath and shower.
The traditional style blends comfort with practicality, including a generous vanity sink unit for guests' essentials and a ceiling-mounted airer - a useful touch after countryside walks, beach days or family adventures.
Kitchen and Dining Room
The kitchen and dining room truly form the heart of The Elms. This light and spacious open-plan area stretches from the front to the back, creating a welcoming place for everyone to gather, cook and enjoy time together.
The large 12 seater dining table is perfect for family meals, celebrations and long evenings sharing stories over dinner, while countryside views from the window brings the Devon landscape inside.
Just outside the window, unwind in the 6-person hot tub.
The well-equipped kitchen includes an electric range cooker, dishwasher and everything needed for preparing meals, from relaxed breakfasts to special occasion dinners. For an extra treat, local dining companies can also prepare a meal for you while you relax and enjoy the house.
For families travelling with younger children two high chairs are available.
Enjoy your favourite music through the Bluetooth system, or settle in with countryside views and the company of those sharing your stay.
A separate utility room provides an additional fridge freezer and washing machine, ideal for longer stays and larger groups. There is also a WC on the ground floor.

After a day exploring Exmoor, nearby beaches or local walking routes, the hot tub is a perfect place to unwind. On clear evenings, the skies are ideal for stargazing and, if you're lucky, you may even spot a shooting star.
The outdoor seating area, including locally made wooden benches, creates a lovely setting for morning coffee, relaxed lunches and summer evenings together.
For those who enjoy outdoor cooking, the kettle drum BBQ is available from April to November, providing a wonderful way to enjoy alfresco dining while taking in the countryside views.

No pets - The Elms has a strict no-pets policy.
Location - The Elms is located in the peaceful village of Shillingford. There are no shops or pubs in the village, making it the perfect choice for guests looking for a quiet countryside escape. The historic town of Bampton, with convenience shops, cafes and pubs, is just a 5 - minute drive away.
Self-catering - To help you settle in, we provide a complimentary starter supply of usual household essentials. As this is a self-catering holiday home, guests may wish to bring additional supplies for stays.
Smoking - Smoking or vaping of any substance are not strictly not permitted inside the property. There is a designated smoking area in the front garden.
BBQ - A kettle BBQ is available from April - November. Guests are kindly asked to provide their own charcoal. If you would like to use the BBQ outside of these months, please contact us before your stay.
