The space
Welcome to Water Farm Granary, your cosy escape on the edge of Smeeth village.
Tucked away on the outskirts of Ashford, the Granary offers a warm and welcoming retreat with its own private terrace, perfect for morning coffee or unwinding with a book. Guests are also welcome to enjoy the on-site tennis court, set within the beautiful gardens of Water Farm.
The Granary first welcomed guests in 2016 and has been a much-loved rural getaway ever since. In 2025, it underwent a thoughtful refurbishment by its new owners and hosts, blending original charm with a fresh, contemporary style to create a comfortable home-from-home in the heart of Kent.
Despite its private setting, the Granary is incredibly well-connected. Just minutes from the M20, it's ideal for day trips across Kent and beyond. Ashford International Station is nearby, with high-speed rail links to London and Europe. Le Shuttle (Eurotunnel) is only 10 minutes away, making it a perfect stopover, or even a base for a day trip to Disneyland Paris!
You’ll also be within easy reach of some of Kent’s most popular attractions, including Port Lympne Safari Park and the historic Leeds Castle, both perfect for memorable days out.
For your convenience, there's free private parking right outside the Granary. A large superstore and local village shops are less than five minutes away, so stocking up on essentials couldn’t be easier.
Foodies and pub-lovers will find plenty to enjoy, with six traditional country pubs in the surrounding villages, many serving hearty meals and Sunday roasts alongside a warm local welcome.
Looking for more to do? Nearby Ashford offers a variety of entertainment, including cinemas, bowling, soft play centres, and a full leisure centre.
Back at the Granary, you’ll find everything you need to relax and stay connected: fast, reliable Wi-Fi makes it easy to stream, work remotely, or keep in touch, and the Smart TV is perfect for cosy evenings in with Netflix and a glass of wine.

Guest access
Guests have full access to The Granary, including the bedrooms, kitchen, lounge, terrace and garden. We kindly ask guests not to enter private areas or feed the alpacas and ducks without the host’s permission.
As we live nearby at Water Farm, some areas of the property are private, but we’re always happy to answer questions or provide assistance during your stay. Access is via key safe [details sent in the arrival guide] and we ask guests to respect the cottage, follow safety guidelines, and observe quiet hours for a comfortable experience.
Please note that we do not currently let The Granary for parties or wedding get-ready groups due to guest capacity restrictions. If you have any questions or would like further details, please get in touch with us.
Other things to note
Arrival & Check-In
Your stay begins with a smooth, stress-free arrival. Check-in is from 3pm, and full instructions—including key access and parking—will be provided before you arrive. Private, off-road parking is available directly outside the cottage, with additional winter parking behind the Granary for extra shelter from icy conditions.
Departure & Checkout
Checkout is by 11 am. A full checkout guide will be provided towards the end of your stay, and later checkout may be available on request for a fee, subject to availability. We’re always happy to answer questions to make your departure easy and relaxed.
The Cottage
The Granary is a cosy, self-contained retreat for up to four guests, featuring:
- Two Bedrooms: One with double bed and a twin with two stylish singles
- Bathroom: Modern, well-appointed facilities
- Kitchen: Fully equipped with oven, hob, Nespresso coffee machine, kettle, toaster, and breakfast essentials
- Entertainment: Super-fast Wi-Fi, digital TV streaming, board games, and local books
- Comfort: Fully heated throughout, adjustable for your preference
Outdoor Spaces & Activities
- Private terrace, garden, and BBQ for relaxed dining
- Tennis court available by prior booking

Guest Access & Privacy
Your privacy is important to us. The Granary is adjacent to our home, where Chris and I live with our children, but your space is entirely self-contained. We’re always happy to help if needed but will only interact with you if and when you choose to reach out.
