This stylish place to stay is perfect for group trips. Just 10 mins drive from the beach town of Shoreham, or 20 mins into Hove & Brighton for all the wonderful experiences they have to offer. It's uniquely situated in historic Upper Beeding where the South Downs Way crosses the South Downs link - So great if you're into walking or cycling. But the house is brand new, created to a very high specification with excellent mod cons, so it's is very comfortable if all you want to do is chill out.

The space
Our home is a brand new spacious 4 bedroom town house spread over three floors. It is recently finished to a very high standard. It's minimalistic but very comfortable, and ideal for hosting a small dinner party / celebration.

The kitchen is very well equipped to cook most main meals. There is an oven and microwave, fridge-freezer and a dishwasher, toaster and kettle. We have saucepans, roasting pans, frying pans, very sharp knives, utensils, and serving dishes. Plenty of crockery and glasses so you'll certainly be able to rustle up an awesome roast, or a sumptuous curry with the kitchenware we have provided but if you feel like baking a cake, you would need to bring additional items (such as a food processer / blender/ baking tins /scales) as these are not provided.

Cotton bedlinen and a throw is provided for all four beds, and a bath sheet, hand towel and face cloth are provided for each guest. There are two hair dryers in the house, usually kept in the two master bedrooms.

Each bedroom has a chest of drawers for unpacking your clothes. There there are wardrobes in the master bedrooms, and hooks in the smaller bedrooms.

There is also a washing machine, and an airier, an iron and ironing board, should you need to launder anything.

We have a 'No Shoes' policy at all times in the house so we recommend that you bring your slippers.

The Smart TV in the lounge will enable you to login to your preferred streaming accounts so that you can watch whatever you like whilst you stay. It also has an airplay facility for your favorite music but if you have a portable speaker we recommend that you bring that too.

Basic condiments and tea, sugar and coffee are also provided.

A child's high chair is available upon request - It is wooden and adjustable to suit an infant up to a large toddler. It has straps and a removable food tray.

There is a toilet on the ground floor with a douche spray. There is a main shower room with toilet and douche spray on the second floor, and an en suite shower room with toilet and douche spray on the third floor. There is no bath. Shower gel and shampoo are complimentary.

There is underfloor heating on the ground floor, radiators on the upper floors, and, should we have a ridiculously uncharacteristic heatwave during our British summers, there are also air-conditioning units in the dining space and three of the bedrooms.

The items shown in the photographs are available for your use. We do keep a full inventory should you wish to know every item in the property that is available to you whilst you stay. If you have any questions, do feel free to ask.

Within walking distance you will find a well stocked local shop, a coffee cart, several local pubs, a couple restaurants, and more to discover. We also have easy access to the River Adur, the South Downs way, and the Southdown's link.

You can walk to the beach in Shoreham down the river path but it's a 4.5 miles each way so it's only recommended if you really like walking!

Public transport is available to Shoreham, Hove and Brighton.

Guest access
You are allowed to enjoy all parts of the house over the three floors, the front driveway, and the back garden.

The only exception to this is the locked cupboard on the first floor landing which is reserved for housekeeping/storage and hosting purposes.

There is room on the drive to park at least two cars, or there is street parking available should you need more space.

Here are a few other answers to frequently asked questions…

What’s the method of Check In?
Whilst we are usually around, and enjoy meeting guests and showing them around in person, we have a lock box – The code is provided with your check in information after booking, a day or so prior to your arrival.

What are the Check In / Check Out times?
Check in after 3pm and before 10pm. Check out by eleven. Adjustments may be possible on request, depending on bookings and availability.

Can I bring my dog?
Unfortunately, we do not accept pets of any kind, sorry.

Can I get my shopping delivered?
We can stock the fridge for you via our Hamper Service, but if would prefer to use your preferred shopping supplier, that’s all good with us.

Can I smoke in the house?
No. We have a strict no smoking policy in the house and in the vicinity of open windows and doors, but there is an outdoor bench that is under cover should you wish to smoke outside.

Is bedding supplied?
All the beds are made up for guests with 400 thread count Egyptian cotton bed linen for use during your stay – We just ask that you kindly strip the beds before you leave ready for use to launder them for the next guests.

Is the bedding hypoallergenic?
The duvets supplied are all feather. Half the pillows supplied are feather, the other half are synthetic. Each person is usually supplied with one of each. The pillows and the mattresses have mattress protectors. The bedding is 400 thread count Egyptian cotton. We take care to consider and provide for our guests needs wherever we can, and we endeavor to do so with products that are kind to your skin but we cannot make any guarantees. So, if you have severe medical conditions that require specific bedding, we would encourage you to bring bedding your of own as we cannot accept responsibility for your health conditions.

Do I need to bring a towel?
Only if you want to. We provide a bath towel, hand towel and face cloth for each guest to use during their stay.

Are basic toiletries provided?
Shampoo and shower gel is complimentary but you will need to bring anything else that you require, including toothpaste and your toothbrush.

What cooking equipment is provided?
Pretty much everything you need to make most meals is available, though there is no food processor, blender or electric mixer.

Can I bring children?
Children of all ages are welcome but the house has not been childproofed so you and your children stay at your own risk.

Do you have a infant cot?
No, we don’t supply cots. We just have a Euro King, a King sized, a double and a single bed in the house, though we are happy for you to bring a travel cot if you need one.

Do you have an infant high chair?
Yes, we do have one, please request it at booking or before you check in and we’ll make sure its left out for you.

Is there anywhere secure to lock bikes up?
The back garden is entirely enclosed with a lockable gate. We have CCTV monitoring the exterior spaces but as yet there is nothing to lock anything to. This is under consideration.

Are there supermarkets nearby?
There is a well stocked Nisa local shop in Hyde square behind the house that will be able to meet most of your immediate needs. The nearest large super market is a Tesco Superstore in Holmbush, Shoreham by Sea.

Do you have electric car charging facilities?
Not yet, this under consideration

Can I have a party in the house?
Only seven people are permitted to stay the night. However, an additional three people can visit during the day. Please keep noise to a level considerate of the neighbours. If your celebration meets these terms, then by all means, celebrate.

Do you have CCTV?
Yes, we have two cameras covering the front driveway / entrance, and a Ring motion sensor doorbell. We also have two cameras covering the back fence and gates.

Do you have Smoke and Carbon Monoxide detectors?
Yes we do have a smoke detector in the kitchen and a carbon monoxide detector in the boiler room.
