Peace and quiet

Guests say this home is in a quiet area.
Just a 5min stroll from the award winning sandy beaches, named one of the best seaside towns along the peninsula, easily accessible from London by train (90min) and by car (60min from M25). Famed for its independent shopping, cafés and restaurants on Connaught Ave with its traditionally genteel way of life, Frinton-on-Sea is a renowned holiday destination.

The small studio offers en-suite accommodation, kitchenette, courtyard, and parking.

The space
Situated behind our bungalow, the little studio (approx. 12㎡) is trellised off from our main house, creating a lovely self-contained space for guests to enjoy. Loved the Tiny Homes series, the design of the studio was probably somewhat influenced by it due to the small footprint we had to work with.

STUDIO: Double bed (W120xL190cm); bespoke curtains by local seamstress with special blackout-lining; bed & pillows - hypoallergenic, hygiene anti-mite casing, soft and comfortable especially helpful for allergy sufferers, wrapped in pure cotton bedlinens. Small basic tv/radio; there is underfloor heating throughout for cooler days, and the sea breeze or portable fan for warmer ones.

KITCHENETTE: sink, kettle, toaster, microwave, USB plug socket, small fridge with ice-box. Although it is self-catering I tend to stock the basics for landing - organic fresh milk, tea, biscuits, hot chocolate, coffee, sugar, salt and pepper.

EN-SUITE with heated towel rail, underfloor heating, small shower, basin, toilet, hand soap, hypoallergenic shower gel & shampoo, cotton flannel and towels.

OUTDOOR: Private little outdoor area behind the studio just for the guests; retractable washline for wetsuits, beach towels etc. - clothes pegs can be found up on the kitchen shelf to prevent the coastal winds from booking them a flight.

RAILWAY: We're told these were the old British Railway properties for the retirees who worked for BR. The relatively faster, quieter trains to London or the Naze do pass behind the property once per hour in each direction resulting in a low 4 second rumble. I love trains & most locals can tell the time of day by them (when they're not on strike.. ). Catching the train is easy too as it's a quick walk up the road to the station.

BEACH : 4min walk from our driveway, down the road and to the beach 🏖

Guest access
- Front driveway off-street parking for one car.

Other things to note

Neighbourhood highlights

Frinton-on-Sea as it is known today, was created by Sir Richard Powell-Cooper in 1893 as a genteel Edwardian Seaside town. Most who are drawn to Frinton-on-Sea enjoy the more bien pensant serene setting of a beloved, almost nostalgic, English seaside holiday. Take your book, easel, or sketchbook and wander until you find your favourite spot.

- Titchmarsh Marina can be found about 2 miles from the studio
- Walton and Frinton Yacht Club approx 1.2miles.

With its gently shelving sandy beach , noted for its cleanliness and tranquillity, Frinton-on-Sea places special emphasis on peaceful family fun at the seaside. Enjoy strolls along the extensive Greensward or take a walk into the town centre with its full range of shopping amenities. The high street, named after the Duke of Connaught, and opened by his wife in the first half of the 20th century as Frinton attracted high society, was affectionately nicknamed East Anglia's Bond Street.

A walk in one direction brings you to Walton on the Naze - a lively seaside resort with pier amusements, beyond which lies the historic Naze Tower & nature trail - the cliffs at Walton-on-the-Naze form one of the finest geological sites in Britain and are a Site of Special Scientific Interest (SSSI). In the other direction, Frinton's formal golf course keeps watch with its sweeping views over the sea and its town.

Business
My husband & I moved from London to Frinton, completing the building work on our sweet bungalow incl the garage conversion into our guest room. The studio has been considerately equipped to allow a relaxed, independent stay. We're usually busy with work, sometimes work from home, & let guests enjoy their stay in peace, but if you need anything please let me know & I will be there to help as soon as possible.
