The space
Our villa, Atlantis 304 is the most unique in the residence. Atlantis 304 is a large type of 2 bed with a size of 260Sq mtr over three floors.
The large open plan living room and dining room overlook the swimming pool and the stunning views over the ocean. Covered outdoor seating area with sundeck for sunbathing and table for enjoying breakfast, lunch or dinner whilst enjoying the views. We offer an app controlled Nuvo multi-zone sound system with both indoor and outdoor ceiling speakers enabling you to enjoy music by the pool or to watch Netflix in the living room at the same time.
The villa has been furnished to a high level with premium quality furniture from all over Thailand and Bali.
Both bedrooms have sea facing beds so you can wake up and instantly enjoy the views. The ensuite bathrooms have extra large showers and glass windows so you can always enjoy the view. A large outdoor decked terrace gives you the perfect place to enjoy your morning coffee or quiet place to relax during the day. Smart TV's with adjustable wall mounts are available in both bedrooms. Both showers consist of rain showers with upgraded water heaters to provide excellent water temperature, an additional water pump has been added to the villa also to increase water pressure.
Leading further downstairs we have a washroom with washing machine and a study room giving the perfect peace and quiet to work remotely or simply relax with a book in the reading corner.
Our love of Japan shines through with some Japanese wall art which leads you down into the amazing entertainment area. A full private bar awaits in the basement of the villa, perfect for showing off your cocktail skills or playing games with your friends. The Japanese theme continues where you will be transported to Japan with the bar featuring many Japanese touches, all personally brought over from Japan. There is also ample space to turn the bar into a workout area or for a yoga session.
If that wasn't enough, lead yourself into the final room of the villa, our home theatre room where there is a 100 inch screen and 4k Optoma projector, the sound system includes a 7.2 Harmen Korden/Denon setup and is perfect for watching movies or sports. Stock up on popcorn and snacks and enjoy your favourite movies without having to leave the villa.
The bar and cinema are made within the natural environment of the surrounding hills. Natural rocks are found in both rooms allowing you to experience the essence of the surrounding environment. You may find that there is an earthy natural smell, particularly during rainy season. Please do not book the villa if you are sensitive to this.
A car or scooter is highly recommended for your stay at the villa as due to it's location on the hill (which affords it the stunning views) there is not really anything within walking distance. The villa is therefore not suitable who want things on their doorstep.
The villa is equipped with a private dedicated fiber internet and features Unifi hard wired access points for villa wide Wi-Fi coverage.
Access to the villa is via keycard, keycode with deadlock function for additional security
The villa has access to a shared gym within the residence, the following fitness machines are available Smith machine, Lat pull down, Free motion cables, Chest press, Pec deck, Low cable pull, Running machines, Cross trainer, Dumbbells & Chin up bar.
Bookings of more than 14 nights will be offered a free return airport transfer. Please provide us with your flight details when you make the booking in order to take advantage of this offer 🙏
**750 baht per night is included in the booking price for electricity consumption. This is sufficient to cover standard electricity useage for running of AC overnight in the bedrooms. A meter reading will be taken at check in and check out. Consumption is charged at a rate of 8baht/kwh. Therefore, please be mindful of your usage of AC, and try to use the fans over AC wherever possible, especially in the living room which is very expensive to run. If there is excessive consumption from wasteful usage, you will need to pay an additional amount at the end of the stay at a rate of 8baht/kwh
***Cleaning is provided for check in and check out. If you would like to arrange a cleaning service during your stay please let us know when booking. Cleaning is charged at 1,500 per time and laundry is charged at 80baht per kg. A washing machine is provided for you to wash the towels and linen regularly.
****4 bottles of drinking water are provided on check in. A water dispenser is available in the villa with 90L water bottles you can fill at the water station next to French Bakery.
**** Pool cleaning is provided once per week. The cleaner will knock on the door. If you are not in the villa he has access to enter. If you have any concerns about this please advise us in advance.
*****Pest control is done once per month. If it falls during your stay you will be notified in advance.
******Airport transfers, island tours and itineraries can be arranged in advance where required.
******Any non Thai nationals must provide a copy of passport, visa and TM6 form either on or before check in to comply with the immigration TM30 requirements. Thai nationals must provide a copy of their Thai ID.
********No unregistered guests are allowed to stay overnight. Any guest found to stay overnight that has not registered upon booking will be charged at an additional 500 baht per night.

*******Koh Samui is a tropical island and from time to time can experience electricity outages, particularly when there is bad weather and heavy rain. They are usually not for long periods of time and will be restored as soon as possible. Please be advised where there are issues like this out of our control we are unable to provide compensation for any inconvenience. If the outage is prolonged, we may, at our discretion, offer to check out early and move to alternative accommodation.
Guest access
Covered parking for scooters directly at the front door. Uncovered parking for cars at the main reception area with a staircase to walk down to the villa.
Other things to note
In order to keep down the cost for the electric consumption we recommend to utilise the fans before AC. Please turn off the lights and AC when not in the villa and do not use AC with the doors open. The living room AC is a large unit and will increase costs if used a lot.
An early check in or late check out may be possible if advised at least 3 days in advance. An additional fee may be payable to be agreed & paid before confirmation.
