Pricing is set for up to 4 guests using 2 bedrooms; extra charges apply above 4 guests. Browse quirky shops, canoe the Wye (or wild swim in summer), explore by bike, or wander the stunning Black Mountains.

The space
Sycamore House is a three-storey Georgian townhouse right in the centre of Hay on Wye. Cafes, bookshops, pubs, plus a deli, greengrocer, butcher and even a boutique cinema! - are all within two to five minutes walk and you can walk or cycle (bikes available to hire locally) directly from the town out into beautiful countryside - the River Wye is less than five minutes from the house, there's a wonderful wild swimming spot 15 minutes walk away; while a few-hour hike (or ten minute drive) will take you to Hay's Bluff from where the views across the surrounding countryside are spectacular.

Right on the border of England and Wales and set within the Brecon Beacons National Park, Hay on Wye makes the perfect base to enjoy both the wild, untamed beauty of the Black Mountains and the bucolic prettiness of the River Wye, the Golden Valley and Herefordshire's 'black and white' villages.

While the surroundings are beautiful, there's also plenty to enjoy indoors - cosy up by one of the wood burners with a book (or three!) relax in the walled garden, or cook up a feast on the Lacanche range cooker. The house is particularly well-suited for family gatherings and mixed aged groups - there are plenty of books, board games and a large selection of films to watch, a well-equipped kitchen and a location that is perfect for comings and goings throughout the day.

NOTE 1: The house comes with two private, allocated car parking space, one that is a two-minute walk from the house and the second a 10 mins walk away.

Additional parking is available in the town’s car parks; a free car parking site is five minutes walk away and the main town car park is a similar distance on foot.

NOTE 2: For family groups only, the daybed nook on the top floor can be set up as an additional, curtained sleeping area for one or two people. There is an additional nightly charge for the set up of the daybeds for sleeping purposes; £10 per night for one bed and £15 per night for both (regardless of group size). Please contact us for details if you will require this service.

NOTE 3: During the summer 2025 season we will be offering 7-night stays, beginning & ending on a Friday.

NOTE 4: If you are booking for 2-4 guests, only two bedrooms will be made up (other bedroom/s on request and at additional cost). If you are booking for 5-6 guests only three bedrooms will be made up (fourth bedroom on request and at additional cost).

At other times of year (except Hay Festival) our weekly changeover day is a Friday, although shorter bookings may be available: Friday to Monday (3 nights) and Monday to Friday (4 nights).

Dogs:
Well-behaved dogs are welcome at the property; however, we kindly ask that they are kept off all furniture and restricted to the ground floor only. An additional cleaning fee applies for guests bringing dogs. Please contact us in advance if you plan to bring a dog.

Bedroom Configuration:
Please note the following arrangements based on guest numbers:
– 2 to 4 guests: Two bedrooms will be made up. Additional bedrooms can be prepared on request, subject to an additional charge.
– 5 to 6 guests: Three bedrooms will be made up. The fourth bedroom is available on request at an additional cost.

Summer 2026 Booking Policy (June to September):
During June, July, August, and September 2026, we offer stays of 4, 5, 6, or 7 nights.

Stays must end on or before a Friday, as Friday is our fixed changeover day. Start days are flexible, but your stay must conclude by Friday morning at the latest.

For example:
– A 4-night stay could run Friday to Tuesday, Saturday to Wednesday, or Monday to Friday
– A 7-night stay would run Friday to Friday

Bookings extending beyond Friday are not possible during this period.

Neighbourhood highlights

There is no doubt that Hay on Wye is a haven for bibiophiles! The town boasts over 20 second-hand bookshops including several with specialist focus, as well as the largest in the world! While the town may be best known for its literary connections, books are far from all Hay has to offer. Antique stores, old world pubs, a romantic, crumbling castle and even a boutique cinema are all within five minutes walk of Sycamore House, not to mention the wonderful local produce available at the town's weekly market, restaurants, cafes and specialist food retailers (Welsh lamb, Herefordshire beef, Wye Valley asparagus, sheep's milk cheese and ice cream..!)

Right on the border of England and Wales and set within the Brecon Beacons National Park, Hay's location also makes it the perfect base to experience spectacular scenery - both the wild, untamed beauty of the Black Mountains and the bucolic, pretty vistas of the River Wye, the Golden Valley and Herefordshire's 'black and white' villages.

Take the time to explore these landscapes on foot, by bike, by boat or on horseback. From the house you can easily walk or cycle directly into the beautiful surrounding countryside. If you're an angler, the River Wye is just a 5-minute stroll; there's a wonderful wild swimming spot 15-minutes walk away; while a few-hour hike (or ten minute drive) will take you to Hay's Bluff where you may well be distracted from the far-reaching views by a wild pony or two!
