Market Garden Cottage is idyllically situated in the glorious countryside, a luscious spot to unwind. It is a quiet oasis, with plenty of space to bask in the sun, and it's an idyllic spot to relax.
We are almost on the doorstep of Leonardslee Gardens, South Lodge Spa Hotel and The Crabtree Inn. Private parking and secluded decking surrounded by a beautiful parkland garden.

The space
Market Garden Cottage is idyllically situated in the glorious countryside on the edge of the Crabtree within Lower Beeding Parish.
This property Is a faced sandstone estate cottage, built in 1852 by the Hubbards Family for the head gardeners of Leonardslee, hence why it looks over towards the old Victorian Market Garden all part of the old Leonardslee Garden Estate.
Alongside this, it has private access and secluded decking surrounded by a beautiful garden of trees and shrubs looking over 10 acres to ancient woodland.
This beautiful property is accessed directly off the A281 along a private drive, it is also the home of an old fashioned nursery (Loder Plants) which grows Azaleas, Camellias, Hydrangeas and Rhododendrons. Because of its location, the cottage is ideal for walkers, nature lovers, bird watchers, trail runners and mountain bikers.
It is also ideal for guests just wanting to find a place to unwind and not move from this little haven. Don’t be surprised to see some animals here, we often see deer, foxes, geese, ducks, herons, kites, buzzards, bats, bunnies and squirrels.
it’s a quiet, tranquil place to be, everyone who has visited is surprised at just how beautiful it is here. You won't be disappointed!
Please note this is a quiet residential area and not suited to loud parties.
There is free private parking space for a couple of cars at the front of the house as well as having a large lawn surrounded by a garden, the side has an oak decking area that looks out over the fields to a pond in the distance.
Enter the house through the Green front door to a hallway, 2 Reception Rooms both with period fireplace and Window Shutters.
To the right is the study with the workstation area where the wifi router is located.
To the left is the main sitting room with a wood burner which many find utterly charming, retaining a lot of period features including the window shutter which can still be used if needed.
There is central heating throughout the cottage but for even cosier evenings plenty of logs are provided for the woodburner here
A 43 inch Sky glass SMART TV has all the usual terrestrial channels, plus enables you to stream your favorite programs via Sky or Netflix
From the quarry tile area with Coat hook and built in wellie rack which leads to the flagstone cloakroom with a toilet, basin and washing machine.
A Lean-to Conservatory with quarry tiles floor connects to beautifully fitted White 'Shaker' style kitchen Whether you want to bake cakes or make a full Sunday roast, the kitchen is well stocked with everything you need for self-catering. Along with the glasses and crockery, cutlery and utensils etc., the kitchen boasts an electric fan oven, induction hob, microwave oven, air fryer, dishwasher, integrated fridge / freezer, kettle, toaster. If there is extra you need just ask
Completing the downstairs accommodation is a spacious Oak extension aspect open plan living area with an attractive tiled floor, it has commanding beautiful views, which can be enjoyed from the oak decking outside and a pergola, perfect for alfresco dining
The first-floor accommodation offers a large landing area providing access to four bedrooms and a Bathroom. The Staircase is steep

First Bedroom is a double Super King size bed with period fireplace.
The second bedroom is a Single, which is great for both kids and adults!
The third Bedroom is a double Super King size bed with a period fireplace.
First , Second and ~Third Bedrooms all enjoy glorious views over the garden, across the old Victorian Market Garden and the fields / lake beyond.
The fourth Bedroom is a single.
When it comes to sleeping, all bedrooms are furnished with exceptional hotel quality cotton linen and towels.
And upstairs bathroom with corner bath with power shower, toilet, basin and bidet. central heating heated towel rail. There is a radiator in each bedroom and most of the rooms. Fans are available should there be a heatwave.
Guest access
You will have the whole cottage and immediate garden to yourselves.
The cottage is not suitable for those with mobility issues. The stairs inside the cottage are quite steep, there are steps from into the house through the front door and door thresholds, As well as several small ponds around the property.
Free Parking at the frount of the house for 3 cars, contactless check in via a key safe.
Mobile reception is fine at the cottage.
Please note there may be occasional traffic to the Nursery and our home that should not intrude on your stay.
This is a sparsely populated rural area, the house is not overlooked with views to the east.
2 Michelin Star Restaurants and a Pub all within walking distance and plenty of countryside and activities to explore.

We are within easy reach of main towns such as ‘Horsham’, ‘Brighton’, ‘London’ and the coast is within half an hour away,
There are lots of attractions around here as we are almost on the doorstep of ‘Leonardslee Gardens’, with a Michelin Star ‘Restaurant Interlude’ to the north and ‘South Lodge Spa Hotel’ with the Michelin Star ‘The Pass’ to the west of us, and ‘The Crabtree Inn’ to the south, all with in a short walk away.
It's also ideally situated for Nymans, High Beeches, Hickstead, Knepp, Bolney Vineyard, Mannings Heath Golf Club & Wine Estate, Goodwood, Petworth House and Parham House, the South Downs and there are many many more. Being just over an hour away from the bustle of London its ideally situated for magical short breaks as well as weekly unwinds.
The nearest village shops are a 5-minute drive away to the South, Co-op at Cowfold. Or the north west, there is a Petrol station with a Post Office and Shop in Monks Gate. and the Bus stop is on the A281 (Brighton Road, Long Hill)
