Stylish main-door apartment on the lower ground of a Grade A listed Georgian townhouse in Stockbridge, Edinburgh.

A private entrance opens to a spacious, restful home with 2 bedrooms and 2 bathrooms (one ensuite).

The private courtyard garden is ideal for summer days, with cafés, restaurants, shops and green spaces on the doorstep, and central Edinburgh within easy walking distance.

The space
There are two bedrooms: a very large double with a king-size bed and an en-suite shower room, plus a twin room. A separate bathroom has a bath with shower above. The living/dining room and kitchen overlook the private courtyard garden at the rear.

Please note: this is a lower-ground, garden-level apartment. The front door is reached via a flight of steps down from pavement level, though the garden at the back is step-free.

For bookings of two guests, the twin bedroom will normally be locked. If you would like it available, please include one or two extra guests on your booking so we can prepare the room accordingly.

Gardener access – every other Friday
Our gardener, Sam Eden, maintains the back garden every second Friday and will need brief access through the apartment around 1:00 PM. We apologise if this falls during your stay, but regular care keeps the garden looking its best, especially in spring and summer. Thank you for your understanding.

Guest access
Guests have access to the whole of the apartment and the rear garden.

If there are only two guests then unless specifically requested we will not set up the twin bedroom for sleeping purposes.

If you have mobility issues there are 17 steps from the street to the apartment’s front door. If you need another photo of the stairs to the apartment please ask.

The under pavement cellars at the front of the property have the recycling bins and we will need access to these on Sunday evening and Wednesday evening to put out the general waste and recycling for collection on Monday morning and Thursday morning.

Other things to note
We live in the upstairs building and will be on hand to meet guests if needed.

The apartment is connected to fast fibre broadband. Please note, however, that the building is constructed with very thick stone walls, which can occasionally affect signal strength in some rooms.

Neighbourhood highlights

Stockbridge is the perfect base within the city, a mini-village of a neighbourhood, chock-full of bistros, deli’s, artisan and vintage stores, cut through by the very pretty ‘Water of Leith’ (walk the riverside path to Dean Village and onto the Museum of Modern Art ) and just five minutes from the beautiful Botanic Gardens. Bordered by the New Town, it’s a wonderful stroll to the city-centre and the heart of the Old Town beyond. Buses (a minute's walk away) can also take to you most anywhere in the city.. If you visit on the weekend don't miss Stockbridge's wonderful Sunday farmer's market!

The apartment is 20 minutes walk from Waverley and Haymarket stations and a 15/20 minute taxi ride from Edinburgh Airport.

If you're driving plentiful parking (on street, paid) is five minutes away - do ask if you'll be bringing a car.

Free on-street parking at weekends from Friday 5.30pm to Monday 8.30am
