The space
Unwind and escape in our peaceful Garden Studio overlooking the River Test where every detail is thoughtfully chosen and curated. Decorated in kingfisher colours, this spacious studio blends comfort and style, offering a relaxed and welcoming place to stay.

Inside, you'll find everything you need to make you feel at home:

- KITCHEN: equipped with oven, hob, grill, microwave and fridge freezer—perfect for preparing simple meals. Coffee lovers are well looked after with a moka pot, cafetière, milk frother, teapot and kettle.

- LIVING AREA: light-filled, with two inviting sofas, a bookshelf full of favourite books and a chest of board games and cards—plus Smart TV with free access to Netflix and Amazon Prime.

- READING CORNER: a dedicated reading space with a comfy chair, a complimentary local River Test Distillery gin & tonic waiting on the drinks tray and Roberts radio with bluetooth sound system.

- DINING TABLE / WORKSPACE: a large table that doubles as a generous desk, complete with fast and reliable Wi-Fi.

- BEDROOM SPACE: a supremely comfortable double bed with crisp, 100% cotton luxury white bed linen, plenty of pillows and extra blankets.

- BATHROOM: your own en-suite shower room with a walk-in shower, heated towel rail, basin and WC. Fluffy white towels, bath mat—plus organic body wash to start your day.

- STORAGE: clothing storage, hangers, hair dryer and plenty of eaves space for your suitcase.

- BREAKFAST: a delicious breakfast for your first morning: homemade granola, creamy Greek yogurt, local honey from our own bees, crusty bread, butter, jam, orange juice plus the essentials tea, coffee, milk and sugar.

- TERRACE: step outside the front door onto the terrace for open views across the River Test valley and beautiful gardens—ideal for evening drinks.

- VIEWING PLATFORM: head to the viewing platform to relax on sun loungers with a book or take in the view of lakes and abundant wildlife. You might spot our resident barn owl at dusk.

- UPPER LAWN: enjoy sweeping sunsets and stargazing from the lounge chairs on the upper lawn.

- GUEST ACCESS: the Studio is accessible via a flight of steps (no handrail) or a short walk through the garden.

- PARKING: for one car at the bottom of the steps leading up to the Garden Studio.

- EARLY CHECK IN: if timings allow, we will try to accommodate.

- LATE CHECK OUT: the Studio is usually very busy so we kindly ask guests to check out by 10am.

- LUGGAGE DROP OFF: guests are welcome to drop off luggage early or leave in our safe place after check out.

- DOG FRIENDLY: well behaved dogs are very welcome. The garden is fully fenced.

- EV CHARGER: available upon request.

STATION: Overton station is an easy 12-15 mins walk.

LOCAL VILLAGE: Overton is approx 15-20 mins walk with a good selection of pubs, shops, cafes and restaurants.

BREAKFAST: as well as real coffee, tea, sugar, milk etc, we also provide plenty of home made granola, Greek yogurt, garden honey, orange juice, bread, butter and jam for your first breakfast.

DOGS: our two dogs Bella and Rocket live on the property and are always curious to meet guests and their dogs.

GUEST ACCESS: this is via steps (no handrail) or a short walk through the garden.

PARKING: For one car, at the bottom of the steps leading up to the Garden Studio.
