**2025 special offer: Very affordable rates and FREE BREAKFAST in our cosy, countryside luxury B&B, set along the River Waveney meadows.**

In the heart of the River Waveney Valley & Norfolk Broads.

Perfect for walkers, cyclists, birdwatchers, boaters, or anyone who just wants to get away from it all!

Sleep soundly luxurious Egyptian cotton sheets.

And wake up to amazing views across the meadows.

It's a quiet little corner of paradise in Norfolk. We love it here, and we hope you will too!

The space
You'll enjoy a completely private bedroom with private bathroom, with shower and toilet.

Both the bedroom and bathroom have wonderful views over the garden and into the meadows down towards the river beyond.

You're also welcome to enjoy the sitting room and the lovely sunny library / piano room downstairs. Note that this part of the house is shared with us (the owners) — but in practice you'll have these spaces to yourself most of the time too.

Come and go as you please, you'll have your own key.

Help yourself to tea and coffee, kettle and cups provided!

**Speedy WiFi**

Newly-installed in October 2025:
Full-Fibre 150 Mbps WiFi.

**VERY IMPORTANT, TO AVOID BUMPS**

Please note: the house has some LOW CEILINGS and doorways. (It was built in the 17th century, when people weren't as tall as they are today.) Please do be careful and mind your head, especially if you're tall or tall-ish.

Again, because of the house's historic character, the stairways are quite narrow and steep. Please do take care going up and down. (Unfortunately, this means the house is not very suitable for people with limited mobility — do contact us before booking if you're not sure.)

Guest access
Completely private for you:

- Your king double bedroom.
- Bathroom with shower and WC.
- Staircase to your bedroom.

Other spaces in the house which you are welcome to use but which are shared with us (the owners):

- Sitting room
- Library / piano / sun room
- Front door and entrance hall

(In practice you will almost always have these spaces to yourself.)

You're also very welcome to explore the garden, and of course our 7 acres of meadows leading down to the river.

If you come with bicycles, you can store them safely and securely in our locked garage or shed.

Other spaces in the house are not for guest use.

Neighbourhood highlights

We're right in the heart of the charming Broadland village of Geldeston.

Here you'll find two delightful pubs:

The Wherry Inn, just a five-minute stroll from the house, serves good hearty lunch and dinner daily, which you can wash down with our favourite Adnams ales from the famous Adnams brewery in nearby Southwold.

A 25-minute walk down a track will take you to the unique Locks Inn, a community-owned pub in a remote but utterly glorious location. Always popular, the Locks's excellent kitchen will serve you most days — check their website for up-to-date opening hours.

Geldeston also boasts a beautiful church, well worth a visit and just a 5-minute walk up the lane from the house.

Our lovely neighbour Jodi runs the Three Rivers canoe hire centre just 15 minutes away on foot. There's no better way to explore this part of the Broads than from river-level.
