This spacious and naturally well-lit apartment comfortably fits two and has an optional bed-height air mattress that fits 2 more. It is 11 minutes from the Canadian border, 12 minutes from downtown Buffalo, 12 minutes from the University of Buffalo, 14 minutes from KeyBank Center and the Buffalo Convention Center, 17 minutes from the airport, 20 minutes from Niagara Falls, and 25 minutes from the Buffalo Bills stadium. All windows face the lake and provide breathtaking views any season, day or night. The sunsets are magnificent, and storms are a marvel to behold. Enjoy the view from the patio, or inside from a comfy couch or the queen sized bed. The property is smoke and animal free and we make an effort to use natural cleaners due to allergy concerns.

Take it easy at this peaceful, family friendly, vacation spot. Fish, swim, kayak, golf, visit wineries or just watch nature. Located in Sunset Bay, a beautiful sandy beach on Lake Erie. The beach is an 15 minute walk away. This is a beach community, during the summer it is very active, you may hear music. There are boat launches nearby. Trains pass near by. This may disturb your sleep, especially if you are a light sleeper. This area is 40-50 min. drive to the Buffalo/Niagara Falls area.

This charming studio was an in-law apartment. The Queen size bed and the futon couch can hold up to 4 guests. The kitchen is stocked with some basics. The bathroom has a large shower stall with grab bar and detachable shower head (no tub). A deck is accessible from sliding doors. Ideal for long term guests, a weekend getaway or a family with children. We are 35 minutes from Niagara Falls & Buffalo, 15 minutes from UB North Campus and 10 miles from the Erie Canal.
