Loved it. Right on the river and tucked away. And a great price. Beds were comfy and there was everything we needed and plenty of space for the group.

Had a really great stay here. Enjoyed beautiful sunny days with views of the lake and mountains, relaxing nights in the hot tub with a stunning night sky. Excellent and thoughtful hosts. Highly recommend!

Absolutely stunning location right on the San Juan river. You can hear the peaceful running of the water. We were able to walk right out the back door and go fishing. Next to open field with kids playground. Quick to get to restaurants and great part of Pagosa. Beautiful house...we will be back again!

Everyone had a great time. I was shocked how close we were to the springs. It was a great combination of quiet and nature while being accessible to any of the needs we'd have in the city. I especially enjoyed sitting on the balcony by the river.

So many things made our stay enjoyable! The grounds are serene yet filled with birdsong, all the furniture was comfortable, the house temp was consistent, the hot tub was great, appliances and kitchenware were plentiful, bathrooms were well stocked, we had plenty of linens. Only a few minutes from town, but quiet and forested. It’s a lovely place to be able explore the area, but also to just stay in and relax. The quick response time from the hosts during our stay made us feel well cared for and appreciated.

What a beautiful and private setting to celebrate our 30th anniversary. We love the small town feel of Pagosa Springs. The Cliff House was quaint and relaxing. The host was helpful and responsive to make our stay special and personalized. We’ll be back!! The secondary roads can be sketchy in the snow but our all wheel drive rental did great!

This place made you feel like home. very clean and cozy. Had a beautiful view day and night. would definitely recommend!!!

Beautiful home on the lake! Our favorites were the very comfortable beds, the 2 fireplaces and the huge sectional in the living room. Our family of 7 had enough room while still feeling cozy over Christmas. Saw the hot air balloons out the back window every morning. Highly recommend!
